What is a Volume and Folio number?

In Victoria, properties are uniquely identified by Volume and Folio (Vol/Fol) numbers. These numbers are key references within the Victorian Register of land, ensuring that each property can be accurately recorded and recognised.

How does it work?

Think of the Volume Number as a ‘book’ in the Register. Each book holds the ownership records for multiple properties.

Inside the book, you’ll find a series of Folio Numbers, like individual ‘pages’, and each page represents a single land title. Together, the Volume and Folio create a unique combination that distinguishes the title.

Why do we need them?

The Vol/Fol numbers are essential for:

  • Identifying titles uniquely and unambiguously.
  • Tracing the history of a title. Vol/Fols generally remain unchanged, so they help trace the history of a property, including previous owners and registered interests*.
  • Supporting legal transactions like buying, selling, or transferring property.

How can I find my Vol/Fol?

Volume/Folio numbers can typically be found in the top right of a Copy of Title and will be displayed in this format XXXXX/XXX.

*This will not apply to properties which have been subdivided or affected by a boundary realignment application.
