Conduct a Title Search in order to find a Copy of Title / Register Search Statement (RSS).
A Register Search Statement (RSS) is the digital equivalent of a traditional Copy of Title. It can be referred to as an RSS or a Copy of Tile and it replaces the earlier paper forms of title copies.
It provides comprehensive property ownership details as recorded in the Victorian Land Registry*, and includes information such as:
- Land description, including lot and plan details.
- Names of the current property owners (shown on title as registered proprietors).
- Details of encumbrances, caveats, and notices affecting the property, including mortgages.
The information in a Registered Search Statement forms part of the public and can be accessed through LANDATA and other approved sources.
*Note the RSS reflects the status of the title at the time of purchase.

Why would I need a Register Search Statement (Common Uses)
A Register Search Statement is often required in various property-related scenarios:
- Confirming property ownership
- Applying for a planning, building or asset permit
- Determine what encumbrances, caveats and notices are registered on title to then seek further information
- To form part of the Section 32 prior to sale of property
Note: An RSS/Copy of Title cannot be used to lodge transactions on the title.
