Copy of Title

A Copy of Title is known as a Register Search Statement

About Copies of Title / Register Search Statement

A Register Search Statement (RSS) is the digital equivalent of a traditional Copy of Title. Therefore, it can be referred to as an RSS or a Copy of Title, and it replaces the earlier paper forms of title copies.

It provides comprehensive property ownership details as recorded in the Victorian Land Registry*, and includes information such as:

  • Land description, including lot and plan details.
  • Names of the current property owners (shown on title as registered proprietors).
  • Details of encumbrances, caveats, and notices affecting the property, including mortgages.

The public can access the information in a Registered Search Statement through LANDATA and other approved sources.

*Note the RSS reflects the status of the title at the time of purchase of the RSS.

Why would I need a Register Search Statement (Common Uses)

Various property-related scenarios often require a Register Search Statement:

  • Confirming property ownership
  • Applying for a planning, building or asset permit
  • Determine what encumbrances, caveats and notices are registered on title to then seek further information
  • To form part of the Section 32 prior to sale of property

Note: An RSS/Copy of Title cannot be used to lodge transactions on the title.

When ordering title certificates, a Land Index Search Charge applies. You can avoid this fee by initiating your search with a volume and folio number or with another unique identifier (such as lot on plan or crown allotment) for each land title by ordering via this menu on the home page.

  • You can typically find the volume and folio number in the top right corner of your Title Certificate,
  • alternatively, check your rates notice from your local council, which may include this information.
