What are Property Certificates, and why are they important?

Property Certificates are supplied from state and local government agencies and issuing authorities, including Local Councils, Water Authorities, VicRoads, the EPA and the Department of Planning and Transport via LANDATA®.

When buying or selling, Property Certificates provide important information about things like zoning and planning information, restrictions on the property, service details such as water electricity and sewerage, land and property related taxes, and building permits (note this is not an exhaustive list).

What are Property Certificates used for.
They’re most commonly used within the Section 32 Statement (or Vendors Statement), which is a document that a seller (vendor) or their representative provides to the buyer before entering into a Contract of Sale. The certificates serve as detailed disclosures from the seller to the buyer, outlining essential information about the property.
