Copy of Title: what it is, what it shows, and when you need one
A Copy of Title, or Register Search Statement (RSS), is an official snapshot of a property’s current title details from the Victorian Register of land.
An RSS typically includes:
- Current property owners
- The land’s description, including lot and plan details
- Encumbrances, such as mortgages, caveats or covenants
People commonly use a Copy of Title to:
- Confirm who currently owns a property
- Check what’s registered on title (for example, a mortgage or caveat)
- Support planning, building, or asset-related enquiries
- Help with property due diligence prior to sale, including Section 32 Statement preparation or review
- Help to identify potential issues, like restrictions or disputes, before buying.
A Copy of Title is for information and verification. It cannot be used to lodge or register transactions on the title.
